RESORT LIVING, GOLF, LONG BEACHES

Close to Puerto Vallarta in the center point of the Banderas Bay ( Bay of Flags ) at the Pacific Ocean, Nuevo Vallarta Mexico, a luxury and spacious hotel zone, had been build up during the last 15 years. Nuevo Vallarta, sometimes also called Nuevo Vallarta, with its long sandy and shelf water beach is situated about 25 minutes north to Puerto Vallarta Downtown, and about 10 minutes to the local Diaz Ordaz airport, in the Mexican state of Nayarit. Nuevo Vallarta is the most important travel destination of the so called Riviera Nayarit.

Neighborhoods & Neighboring Regions

Nuevo Vallarta is located just north of the Ameca River. Between the river and Nuevo Vallarta, the small town of Jarretaderas features a couple of Mexican-style seafood restaurants worth exploring. Just north of Nuevo Vallarta lies Flamingos, a similar planned community with its own golf course and resorts. Across from the highway, communities such as Valle Dorado and Mezcales are favored by locals who seek more affordable living and housing options.

Nuevo Vallarta Marinas

There are two Marina in Nuevo Vallarta, with the Nuevo Vallarta marina catering mostly to locals and small boats, whereas the Paradise Village marina is larger, can take larger boats, and is in much better condition, being one of the finest marinas in Mexico. It offers 200 berths ranging from 26 to 240 ft. There are guest facilities including restrooms, showers, dressing rooms, Jacuzzi, swimming pool and a yacht club. As you can see in the photo above, there are also numerous canals that offer homes with docks in front for moorage, which is an excellent option for those that want easy access to the sea and their boat close by.

Golf Courses

There are four golf courses in the Nuevo Vallarta area, only two, however, are regularly available for the public to use and play. Paradise Village's 18-hole course "El Tigre", was designed by Robert Von Hagge. It is open for public play but offers preferred pricing and packages for Paradise Village homeowners.

The resort development of Vidanta has two courses, designed by Greg Norman and Jack Nicklaus, but they are private and only available to hotel guests and timeshare owners of the resort. They do offer the outside public at times during the low season. Right next to Nuevo Vallarta is the development of Flamingos, which also has an 18-hole golf course close by that Nuevo Vallarta residents can play.

Nuevo Vallarta Beaches

The beachfront of Nuevo Vallarta has been mostly built up, and with that access to the public has become limited. There is one large, centrally located beach club that is open to the public and operated by the development of Nuevo Vallarta. It offers a couple of restaurants, beach chairs and public restaurants. As well, there is a private beach club called Etc. that is open to the public and has a good restaurant and offers beachside lounging. Homeowners within Paradise Village have access to the beach through some of the hotel facilities that they operate.

Nuevo Vallarta Real Estate Options

The mega-development of Flamingos Nuevo Vallarta is known for the full spectrum of real estate homes and condominiums it has to offer. Its homes and condominiums are situated along the longest beach in the bay and/or the fairways of its golf course.

There are fairway homes and condos, beachfront homes (but mostly condos) and canal-side opportunities. If access to the ocean is important to you, as well as golf, this area is probably your best option. Prices are mid-range for the most part, and there’s plenty of interesting real estate opportunities to choose from.
